What Is An EICR Report?

An EICR (Electrical Installation Condition Report) is a report that details the state of an electrical installation. It’s a structured document that’s generated after an inspection of a property’s electrical installation. The Electrical Condition Report will determine the overall health of all of the electrics and will inform you whether it is fit for continued use and will outline any necessary remedial work, graded by importance and with a recommended timeframe.

Blue Bolt Electricians are registered competent electricians and have extensive expertise and experience with electrical installations.

When Are EICRs Required?

All buildings with electrical wiring should be tested routinely. The recommended frequency of EICRs varies depending on characteristics such as the use of the premises and the level of risk involved.

Domestic electrical testing and the production of an EICR is recommended every 10 years in all homes to check the quality of the electrical installation and ensure there is no degradation. A commercial EICR will be required every 12 months, but an inspection every 5 years.

There may be reasons why an EICR is needed more frequently.

The following are some common reasons:

  • The type of property, as well as the age of the installation (the older the installation, the more often an EICR should be performed). Many commercial properties, for example, are subject to regular commercial EICR inspections.
  • Misuse- such as vandalism or exposure to harsh weather or UV light, is referred to as environmental conditions.
  • The use of the domestic premises has changed. This may be due to a change of occupancy of rental properties, the preparation of a property for sale, or the purchase of a property. In rental properties, it is strongly recommended that a landlord electrical safety certificate be issued with each change of occupancy to ensure that the property remains electrically secure. Requesting an EICR on a property that is being purchased is often the best way to find out if work on the electrical system is needed.
